Ngāti Hine Health Trust is seeking a passionate, community-focused Tenancy Manager to join our Housing First Whangārei.
This pivotal role supports whānau to access and maintain stable housing while delivering professional tenancy management services across our growing housing portfolio. NHHT is committed to expanding housing opportunities and improving long-term wellbeing outcomes for whānau throughout Te Tai Tokerau.

About the Role
The Tenancy Manager is responsible for the effective management of tenancy services, ensuring tenants receive the support, guidance, and advocacy required to sustain successful long-term tenancies.
You will work directly with tenants, whānau, landlords, real estate agencies, government organisations, iwi, hapū, marae, and community stakeholders to strengthen housing outcomes and contribute to the growth of NHHT's housing portfolio.
Key Responsibilities
Tenant & Whānau Support
Deliver high-quality, tenant-centred tenancy management services.
Support tenants to develop the skills and knowledge required to sustain their tenancy long term.
Build trusted relationships with tenants and whānau through respectful, strengths-based engagement.
Work alongside people experiencing complex social, health, and housing challenges.
Identify needs and facilitate referrals to appropriate support services and agencies.
Promote culturally safe, responsive, and whānau-centred practice.
Tenancy Management
Manage the full tenancy lifecycle, including sign-ups, lease administration, renewals, exits, and documentation.
Conduct regular property inspections and tenancy audits.
Manage tenant enquiries, requests, complaints, and tenancy-related issues.
Review and address tenancy breaches in accordance with relevant legislation and policy.
Monitor rent payments and implement effective debt management and recovery processes.
Maintain accurate tenancy records and reporting requirements.
Develop strategies to increase and strengthen NHHT's social housing portfolio.
Relationship & Community Engagement
Build and maintain productive relationships with tenants, landlords, government agencies, community groups, iwi, hapū, and marae.
Promote NHHT's housing services and positive community profile.
Contribute to collaborative partnerships that improve housing and wellbeing outcomes for whānau.
Health, Safety & Compliance
Ensure compliance with organisational policies, procedures, and health and safety requirements.
Identify and report risks, incidents, and hazards in a timely manner.
Maintain compliance with the Residential Tenancies Act and other relevant legislation.
About You
We are looking for someone who combines professional tenancy management expertise with compassion, resilience, and a genuine commitment to whānau wellbeing.
Essential Skills & Experience
Experience managing a portfolio of tenancies within public, community, or private housing.
Sound knowledge of the Residential Tenancies Act 1986 and tenancy management practices.
Experience working with people experiencing complex needs and challenging circumstances.
Strong relationship-building, negotiation, and conflict resolution skills.
Ability to manage difficult conversations in a respectful and empowering way.
Excellent administration, planning, and organisational skills.
Proven ability to work independently and manage competing priorities.
Strong computer literacy, including Microsoft Office and database systems.
Full, clean, and current New Zealand driver's licence.
Desirable Qualifications
Qualification in Property Management, Social Services, Community Development, or a related field.
Knowledge of social housing and community housing sector requirements.
Project management experience.
Existing networks within Northland communities and service providers.
